One topic of conversation may be getting together on a new space. For example, we saw a space in Round Rock for $1,000 a month, which is a bit much for us, alone, at this point. I would basically be manufacturing space since the storefront presence wasn’t so great. Anyway, places do exist but there’s always a lot more to it…equipment, insurance, etc…but maybe we can come up with something.

Just to let everyone know, our kitchen location in East Austin is great! We have been open for 3 months now and have owned the building for 7 months. As we went through construction I was here at nighttime quite often, many times by myself (without my husband) just to look things over. I have never had a single moment of doubt about our location. Being 2 miles from downtown has been very convenient. Additionally, we have had people in here at all hours of the night cooking and no one has had any issues. We hope that you all will trust us, we can recommend other customers to chat with about how they feel about the area. We wouldn’t have opened in a spot that we were worried about. Kitchen_lunatic, please come by for a personal tour and see our facility for yourself before scaring people away from such a wonderful space.

Once some guy did try to open the door, but luckily it was locked and he gave up after a few tries! As to The Kitchen Space, I cannot pass up a BRAND NEW commercial kitchen that offers plenty of dry storage, WALK IN REFRIGERATION & FREEZER space, reasonable rates and such great people running the place. I also love the people I have met that are also using the kitchen. We have developed quite a great networking place for small food businesses! Bottom line: The Kitchen Space is a safe and awesome asset to ALL of Austin small food businesses!

San Miguel Seafood couldn’t possibly exist without The Kitchen Space – a marvelous, farsighted godsend for small business operations like mine. I work there on Friday evenings as late as 9 p.m. and have nothing but good, safe experiences there. ANYWHERE in Austin can be dangerous yet the stigma of East Austin overshadows many of the good folks that live and do business there. I also happen to live in Hyde Park where we’ve had a recent spike in crime – and it’s in a majority white, affluent area. While the city of Austin is still in the planning stages for developing East 12th street – Azim and Soraiya are the visionaries with the “bullocks” to stake out a space where the future is headed.
Did everyone see in the news what happened 2 blocks away from the Kitchen Space yesterday? It is still a dangerous area – agree with some of the comments above. Understand you want to minimize cost for all of us, caterers, but security comes first for my business and employees.

No matter where you are at night in Austin, you should always be aware of your surroundings. Use your instincts and be safe, right? There has always been crime here.
Besides, how will things in East Austin ever be safe if businesses flee to safer, whiter parts of town? What kind of message does that send? Personally, and I was born in Austin and have lived here for 43 years, I think East Austin is undergoing a rough transition period. I think there is a lot of controversy because the poor fear they are being pushed out by people who want to want into the area because of high rent in other parts of the city. To me, these crimes are a direct result/retaliation of this growth pain and eventually everyone will figure out how to exist together peacefully. We just need to hang in there, yet be aware and alert, until things settle down.
I am looking to build a commercial kitchen and was wondering if anybody know a good contractor that would do a fine job? We are opening a grocery store/deli/cooking school and we might possibly be renting kitchen at off hours after 9 pm.
East Austin definitely has a stigma, but I would urge people to keep an open mind and not shun The Kitchen Space or any other East Austin businesses for the location until you’ve had the opportunity to experience what those businesses have to offer. I am a single woman and I live in East Austin by myself and I have to say that some of the people in East Austin will look out for their neighbors more than any other neighborhood I’ve ever lived in! I think if you are street smart and alert, you rarely get into problems, which is true for any area.
It is true that 12th and Chicon is still a little sketchy and I wouldn’t hang out there, but the Kitchen Space is definitely in a perfect, convenient location for those of us who cherish central Austin and want to avoid freeways!

Spirited Food Kitchen is about to open a commercial space on 4th & orchard… should be open by august 1. andrew is looking for small business owners (possibly three total) to be monthly renters. it’s about 1000 square feet, pretty tight but nice open feel. loads of windows . large equipment but limited small wares. let me know if your interested and I will set up an appointment to show it to you.
I currently have a fully licensed kitchen space at Manchaca and Stassney and we are entertaining adding another food person or two. Our ideal renter would need the space regularly on off hours (in the evenings, prefferably, and during the week), and would need limited refrigeration space… but we have some dry storage space that could be used. We have two electric rockin convection ovens and an outdoor grilling space for gas grilling. It is not the prettiest space, but it works for us. It’s disappointing to us that you would make judgments about our kitchen without actually having seen it. We have done the utmost to ensure the safety of our customers – a well-lit parking lot, an electronic access system and 24×7 video surveillance. On our corner is another business and a number of professional couples. I don’t think it’s really fair to classify us unsafe just because we are in the vicinity of 12th & Chicon.
As you can tell from the comments above, our customers are happy with the facility. We have not had any incidents – and many of our customers are there late at night / early in the morning.
Johnson83 & Brenda (and anyone who has concerns about the area) – give us a call on 512 535 5137 and we would be happy to show you our facility, show you the security measures that we have taken, show you the neighborhood that we are in and even introduce you to our neighbors. We are small with one 6 burner with an oven, a fryer, 8′ prep table, small refrigeration space, not quite enough to leave a lot of stuff in but we might be able to work it out, some dry storage and a dishwasher. Howdy folks. I’m looking for a full time kitchen that has an area where I can park a (trailer style) smoker used to smoke meat. From what I understand the smoker needs to be on a solid surface and covered. Some type of carport or patio area would probably work well. I don’t need to be in the kitchen space on a daily basis nor do I need much access to stoves/ovens. I do need full time refrigerated presence for 100-200 pounds of meat.
any one know of food vending carts that can keep the food warm to the 135 degrees need. I hear that food has to be kept to this level. I have visited The Kitchen Space and although reserved about the location prior to arrival, found it quite nice. The area is well lit and security on the doors….well, I couldn’t get in until I knocked. The trip from my place to TKS is the only drawback. I am interested in something closer to me!

I am looking to build a commercial kitchen and was wondering if anybody know a good contractor that would do a fine job? We are opening a grocery store/deli/cooking school and we might possibly be renting kitchen at off hours after 9 pm.

East Austin definitely has a stigma, but I would urge people to keep an open mind and not shun The Kitchen Space or any other East Austin businesses for the location until you’ve had the opportunity to experience what those businesses have to offer. I am a single woman and I live in East Austin by myself and I have to say that some of the people in East Austin will look out for their neighbors more than any other neighborhood I’ve ever lived in! I think if you are street smart and alert, you rarely get into problems, which is true for any area.
It is true that 12th and Chicon is still a little sketchy and I wouldn’t hang out there, but the Kitchen Space is definitely in a perfect, convenient location for those of us who cherish central Austin and want to avoid freeways!

Spirited Food Kitchen is about to open a commercial space on 4th & orchard… should be open by august 1. andrew is looking for small business owners (possibly three total) to be monthly renters. it’s about 1000 square feet, pretty tight but nice open feel. loads of windows . large equipment but limited small wares. let me know if your interested and I will set up an appointment to show it to you.

I currently have a fully licensed kitchen space at Manchaca and Stassney and we are entertaining adding another food person or two. Our ideal renter would need the space regularly on off hours (in the evenings, prefferably, and during the week), and would need limited refrigeration space… but we have some dry storage space that could be used. We have two electric rockin convection ovens and an outdoor grilling space for gas grilling. It is not the prettiest space, but it works for us. It’s disappointing to us that you would make judgments about our kitchen without actually having seen it. We have done the utmost to ensure the safety of our customers – a well-lit parking lot, an electronic access system and 24×7 video surveillance. On our corner is another business and a number of professional couples. I don’t think it’s really fair to classify us unsafe just because we are in the vicinity of 12th & Chicon.
As you can tell from the comments above, our customers are happy with the facility. We have not had any incidents – and many of our customers are there late at night / early in the morning.
Johnson83 & Brenda (and anyone who has concerns about the area) – give us a call on 512 535 5137 and we would be happy to show you our facility, show you the security measures that we have taken, show you the neighborhood that we are in and even introduce you to our neighbors. Maybe then you’ll be able to come back to this board and post a message based upon your own observations rather than making assumptions.

Hi all, This is Quincy from Fete Accompli in the kitchen at 917 West 12th Street. We are the old Gina’s kitchen. Lots of people call us about commercial kitchen space for lease and we are no longer able to do that. I am so sorry, but we are so tightly packed for space that we could not possibly fit anyone in. Retail is opening in a month or so. When folks call or stop in we recommend the kitchen space. I have also recommended Just Add Chef. Does anyone know about that space? Does it still exist? Thai Fresh opened 3 months ago and we are doing great. We are renting out kitchen space to those in need. We are small with one 6 burner with an oven, a fryer, 8′ prep table, small refrigeration space, not quite enough to leave a lot of stuff in but we might be able to work it out, some dry storage and a dishwasher. Howdy folks. I’m looking for a full time kitchen that has an area where I can park a (trailer style) smoker used to smoke meat. From what I understand the smoker needs to be on a solid surface and covered. Some type of carport or patio area would probably work well. I don’t need to be in the kitchen space on a daily basis nor do I need much access to stoves/ovens. I do need full time refrigerated presence for 100-200 pounds of meat.

I am looking to do a soup business so it would need to be kept warm I thought I could use crock pots on the delivery cart but I dont thinkthis will meet the heat level now. Any advice?

I have visited The Kitchen Space and although reserved about the location prior to arrival, found it quite nice. The area is well lit and security on the doors….well, I couldn’t get in until I knocked. The trip from my place to TKS is the only drawback. I am interested in something closer to me!

I wanted to remind everyone that a 5,000 commercial kitchen space is available in Manor/Northeast Austin. The owner will allow several people to come in as long as everyone signs a lease. The rent is $2,500 (50 cents a square foot) so if 4 companies would share, each would pay $625. The space could be devided all kinds of ways.
