Does anyone know of any commercial kitchen space that is available?

12th Street Kitchen is under new management (was Kate’s Cookabilities and Gina’s Kitchen.) It is located at 12th and Lamar, next to Word of Mouth Catering. The contact person is Brian Kudler of Chomp Cookies. His e-mail address is bkudler@chompcookies.com. His phone number is 512-350-6138.

We’ve been there since we started in September of 06 and really like the space. It is a bit different under the new management, but it is in a very central location.

One topic of conversation may be getting together on a new space. For example, we saw a space in Round Rock for $1,000 a month, which is a bit much for us, alone, at this point. I would basically be manufacturing space since the storefront presence wasn’t so great. Anyway, places do exist but there’s always a lot more to it…equipment, insurance, etc…but maybe we can come up with something.

Just to let everyone know, our kitchen location in East Austin is great! We have been open for 3 months now and have owned the building for 7 months. As we went through construction I was here at nighttime quite often, many times by myself (without my husband) just to look things over. I have never had a single moment of doubt about our location. Being 2 miles from downtown has been very convenient. Additionally, we have had people in here at all hours of the night cooking and no one has had any issues. We hope that you all will trust us, we can recommend other customers to chat with about how they feel about the area. We wouldn’t have opened in a spot that we were worried about. Kitchen_lunatic, please come by for a personal tour and see our facility for yourself before scaring people away from such a wonderful space.

I just wanted to let everyone know that I have been using the kitchen space since Day 1 and haven’t had a single problem. East Austin may have a stigma, but I have never been a bit worried about my safety coming and going from the kitchen. I use the kitchen during the day and sometimes till at least 9 pm without trouble. The space is secured by an electronic key code and stays locked 24/7. I used to use Gina’s kitchen on 12th and Lamar till midnight sometimes and was constantly worried about my safety there!! That huge picture window lets everyone walking by outside (mainly homeless people) see that I am in there by myself. I was always afraid some crazy person would come by and throw a brick or something through the window. Once some guy did try to open the door, but luckily it was locked and he gave up after a few tries! As to The Kitchen Space, I cannot pass up a BRAND NEW commercial kitchen that offers plenty of dry storage, WALK IN REFRIGERATION & FREEZER space, reasonable rates and such great people running the place. I also love the people I have met that are also using the kitchen. We have developed quite a great networking place for small food businesses! Bottom line: The Kitchen Space is a safe and awesome asset to ALL of Austin small food businesses!

I am usually in The Kitchen Space during the morning on weekends, and have not had any problems what so ever. The building is very secure, and have been enjoying my time there. I also visited the Kitchen at night on a Tuesday, and had no reservations on being there. On the contrary, a class was being held at the Demostration Kitchen and it was packed! People seemed very confortable. I admit I had concerns for what I had heard about the area, but I have been there few days all at different times, and have been happy, so far.

I have been there since they opened & have never had any problems. I am a very small woman & am, more often than not, there after dark & have never been nervous about the location. Soraiya & Azim are two of the nicest people I have ever met & have taken great care to make sure the facility is extremely safe inside & outside. It is a real pleasure & priviledge to be able to cook in their facility.

The Kitchen Space is wonderful! We have been using the East Austin location since it opened and none of us have ever felt unsafe coming or going at any time of the day or night! I’ve spent time at the Kitchen Space at all hours of the night and day, occasionally stopping in quite late (midnight, 1am) after events to drop off extra food. I have never felt terribly unsafe in the Kitchen Space and feel that despite the negative stigma of East Austin, the Kitchen Space and its patrons are not at any great risk. The location is amazingly close to downtown – I have never spent a second in traffic going to or from client locations all points west. Huge thanks to Azim and Soraiya for providing local food producer businesses in Austin such a great place to work!

I run my business solo and have never once felt unsafe using the Kitchen Space. The doors are all secured by an electronic key code, there is parking right up to the doors and no windows for people to ever see you working alone. Not to mention, Soraiya and Azim want it to be an enjoyable space for all their tenants, so if anyone ever had an idea/suggestion/issue, they’d be sure to listen.

The Kitchen Space is probably one of the best values in town as a small business incubatro. Soraiya and Azim work hard to make the space clean, safe and easily accessible for their clients. As far as safety, I am in there in the evenings and also drop off food for storage at times like 3am, 4am and later. I feel very secure and safe with the lighting and security of the access entry. It is the investment of entrepreneurs like Soraiya and Azim that will change the complection of East Austin. Well done and thank you for being there so I can be where I am.

I did have my reservations at first about the location, but the area has changed over the years and is a wonderful asset to Austin. San Miguel Seafood couldn’t possibly exist without The Kitchen Space – a marvelous, farsighted godsend for small business operations like mine. I work there on Friday evenings as late as 9 p.m. and have nothing but good, safe experiences there. ANYWHERE in Austin can be dangerous yet the stigma of East Austin overshadows many of the good folks that live and do business there. I also happen to live in Hyde Park where we’ve had a recent spike in crime – and it’s in a majority white, affluent area. While the city of Austin is still in the planning stages for developing East 12th street – Azim and Soraiya are the visionaries with the “bullocks” to stake out a space where the future is headed.

I didn’t see this on the news and I couldn’t find anything about it online. However, I don’t believe we can live in fear all the time. No matter where you are at night in Austin, you should always be aware of your surroundings. Use your instincts and be safe, right? There has always been crime here.

Besides, how will things in East Austin ever be safe if businesses flee to safer, whiter parts of town? What kind of message does that send? Personally, and I was born in Austin and have lived here for 43 years, I think East Austin is undergoing a rough transition period. I think there is a lot of controversy because the poor fear they are being pushed out by people who want to want into the area because of high rent in other parts of the city. To me, these crimes are a direct result/retaliation of this growth pain and eventually everyone will figure out how to exist together peacefully. We just need to hang in there, yet be aware and alert, until things settle down.

East Austin definitely has a stigma, but I would urge people to keep an open mind and not shun The Kitchen Space or any other East Austin businesses for the location until you’ve had the opportunity to experience what those businesses have to offer. I am a single woman and I live in East Austin by myself and I have to say that some of the people in East Austin will look out for their neighbors more than any other neighborhood I’ve ever lived in! I think if you are street smart and alert, you rarely get into problems, which is true for any area.

It is true that 12th and Chicon is still a little sketchy and I wouldn’t hang out there, but the Kitchen Space is definitely in a perfect, convenient location for those of us who cherish central Austin and want to avoid freeways!

I currently have a fully licensed kitchen space at Manchaca and Stassney and we are entertaining adding another food person or two. Our ideal renter would need the space regularly on off hours (in the evenings, prefferably, and during the week), and would need limited refrigeration space… but we have some dry storage space that could be used. We have two electric rockin convection ovens and an outdoor grilling space for gas grilling. It is not the prettiest space, but it works for us. It’s disappointing to us that you would make judgments about our kitchen without actually having seen it. We have done the utmost to ensure the safety of our customers – a well-lit parking lot, an electronic access system and 24×7 video surveillance. On our corner is another business and a number of professional couples. I don’t think it’s really fair to classify us unsafe just because we are in the vicinity of 12th & Chicon.

As you can tell from the comments above, our customers are happy with the facility. We have not had any incidents – and many of our customers are there late at night / early in the morning.

Johnson83 & Brenda (and anyone who has concerns about the area) – give us a call on 512 535 5137 and we would be happy to show you our facility, show you the security measures that we have taken, show you the neighborhood that we are in and even introduce you to our neighbors. Maybe then you’ll be able to come back to this board and post a message based upon your own observations rather than making assumptions.

Lots of people call us about commercial kitchen space for lease and we are no longer able to do that. I am so sorry, but we are so tightly packed for space that we could not possibly fit anyone in. Retail is opening in a month or so. When folks call or stop in we recommend the kitchen space. I have also recommended Just Add Chef. Does anyone know about that space? Does it still exist? We are small with one 6 burner with an oven, a fryer, 8′ prep table, small refrigeration space, not quite enough to leave a lot of stuff in but we might be able to work it out, some dry storage and a dishwasher. Howdy folks. I’m looking for a full time kitchen that has an area where I can park a (trailer style) smoker used to smoke meat. From what I understand the smoker needs to be on a solid surface and covered. Some type of carport or patio area would probably work well. I don’t need to be in the kitchen space on a daily basis nor do I need much access to stoves/ovens. I do need full time refrigerated presence for 100-200 pounds of meat.

I have visited The Kitchen Space and although reserved about the location prior to arrival, found it quite nice. The area is well lit and security on the doors….well, I couldn’t get in until I knocked. The trip from my place to TKS is the only drawback. I am interested in something closer to me!

I wanted to remind everyone that a 5,000 commercial kitchen space is available in Manor/Northeast Austin. The owner will allow several people to come in as long as everyone signs a lease. The rent is $2,500 (50 cents a square foot) so if 4 companies would share, each would pay $625. The space could be devided all kinds of ways. Hi Everybody,

I’m getting ready to open a commercial kitchen space for my business to use primarily from mid afternoon to 11 or 12 at night. There will be a convection oven, a 6 burner range (with another oven) a stock pot boiler and maybe a charbroiler under the vent hood. There will also be alot of walkin cooler space as I’m getting a 12×16 footer and only need about half of it.
There’s also plenty of table space (several 8 foot SS tables) and its not too cramped (1,250 square feet).
There is also a 800 sq/ft room that I have not built out yet with an existing vent hood (although it does need some serious rehabbing to get it up to code).
The space is located east-central by 183 and Montopolis, about 7 minutes from downtown going down 7th St. in one direction and 7 minutes to the airport going down 183 in the other direction.

Right now I’m not sure if I’m going to take on renters for the mornings/daytime or what I’m going to do with the empty 800 sq/ft space. I’m considering getting a regular daytime renter for the larger space and building out the 800 sq/ft space for an hourly caterer’s rental, or letting a longer term tenant build it out themselves in exchange for cheaper rent and a longer term lease.

Anybody out there have any thoughts or would like to share what sort of facilities they need or would like to see happen? I’m still brainstorming ideas and trying to feel out what my options are (I am also considering just trying to grow into the space on my own). Right now the plumbing and electrical is roughed in and I’m waiting on the vent hood and walkin installations, I’m thinking I’ll be opening my doors by late January. I’d love to hear y’alls thoughts and be in touch with people that might be interested.

Hello everyone! I posted back in April that I was expecting to have kitchen space for rent in Round Rock and I wanted to let you know that we are getting closer and closer to making it happen. We have some final negotiations that need to be ironed out and we should be on our way by September (but don’t hold me to that – you know how these things can go). Right now our priority is to find caterers and bakers (esp those wanting to work a 2nd and 3rd shift) who want to use the kitchen on a regular basis, but we will consider those needing the kitchen on a per-job basis or commissary space (including refrigeration and freezer space). I have a 2000 sq ft kitchen with a giant walkin cooler on the east side. A giant tenant of ours is about to move out (they feed 1200 kids breakfast/lunch every day from my kitchen) so we’re about to have alot of free space, starting in late January.
